The Lake Como EDITION, a landmark luxury hotel that opened in March 2026, has been sold to Sansiri Capital, the hospitality trophy asset fund of Thai real estate developer Sansiri Public Company Limited. The transaction, announced by Bain Capital and Omnam Group, is expected to close within weeks, subject to customary conditions. Financial terms were not disclosed.

The sale caps a multi-year transformation of a 19th-century palazzo on the shores of Cadenabbia, opposite Bellagio. Acquired by Bain Capital and Omnam in late 2021, the property underwent extensive redevelopment starting in April 2022, reducing the room count from nearly 300 to 148 larger rooms and suites, and adding a new spa and wellness building, as well as a floating pool and beach club. The hotel operates under Marriott International's EDITION Hotels brand.

The deal underscores the growing appeal of distinctive, experience-led hospitality assets in Europe, particularly in markets with limited supply and high barriers to entry. For Sansiri, the acquisition aligns with its New S-Curve strategy, which emphasizes ultra-luxury trophy assets in gateway cities and high-demand leisure destinations. Napat Thavisin, President of International Operations at Sansiri, noted that the investment strengthens the company's financial resilience and diversifies its global portfolio. "We remain focused on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations—markets characterized by robust demand and inherently constrained supply," he said.

For Bain Capital and Omnam, the sale demonstrates the value created through hands-on repositioning. Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, said, "Together with Omnam, we have taken a highly underinvested property in an irreplaceable location and created a contemporary luxury destination for the international market." David Zisser, CEO and Founder of Omnam, added, "The completion of this transaction is a significant milestone for Omnam and a testament to the strength of our development approach."

The Lake Como EDITION is part of Omnam's broader European pipeline, which includes projects in Florence, Venice, Puglia, and Sicily. For Sansiri, this is a strategic entry into Europe's luxury hospitality sector, building on its experience with The Manner SoHo in New York and its prior ownership of Standard International. Marriott International will continue to operate the hotel.

The transaction highlights the enduring appeal of Lake Como as a luxury destination, with its proximity to Milan and Malpensa Airport. It also reflects the resilience of high-end hospitality investment, even as global markets face uncertainty. As the hotel enters its first full year of operation under new ownership, the sale marks a new chapter for both the asset and its investors.
